Our team has managed the disposal of a number of social clubs in recent years as drinking habits evolve, and traditional facilities struggle to compete with modern pub chains in the High Street. In the case of the Brockley United Services Club, dwindling membership made the operation unviable, and ultimately forced the Trustees to dispose of the property that had been operational for over 80 years. Comprising a semi-detached period building arranged as offices and residential accommodation, with a substantial single storey extension to the rear, the property extends to approximately 4,500 sq ft in all. Set in a popular road in an attractive Conservation Area, although the property required modernisation throughout, it appeared suitable for a variety of alternative uses. Whilst our marketing campaign was conducted in the summer of 2008 in the midst of a crumbling market, we were able to generate considerable interest, and offers were received from numerous prospective purchasers with varying business plans. Keen to see the property remain in community use, a deal was reached with Zoom Nurseries, and the sale was completed earlier this Summer. Following surprisingly vociferous objection from several local residents, the planning application to formalise the use of the property as a Day Nursery was refused, and is now the subject of an appeal. The former Brockley United Services Club is one of several properties that we have sold for use as a Day Nursery this year, and we are retained by a particular client who seeks substantial freehold period buildings for such use across South London and North Kent.
