The sale of a former NHS centre in a prominent position on Tulse Hill presented an increasingly scarce opportunity in Greater London to acquire a vacant site with no planning history. Whilst the natural assumption is that a site with planning permission will achieve far more than one without, a virgin site in a thriving precinct of the metropolis is such a rarity that extraordinary premiums are achievable. We were instructed to undertake a national marketing campaign, which resulted in several substantial offers being received. In fact, our marketing was so successful that our client achieved almost double the sale price anticipated, and more than was expected even with a consent. Clapham-based developers Urban Life won the bidding and are pursuingan application for a high-density residential development.
