Whilst large, landmark sites with the capacity to provide hundreds of units to tend to attract all the headlines, we have recently found that the opportunities in highest demand are those with the potential for the construction of single, large, detached family homes.

We have sold several single plots at figures in excess of £750,000 already this year, and have isntructions to dispose of several more at land values between £1M - £3M.

One of the plots sold in early 2006 is Greenhills in Tydcombe Road, Warlingham. The house has remained in the same family ownership since it was built, and we were instructed by the beneficiaries to arrange an unconditional sale. Although the property appears to offer development potential for a larger house, no planning permission had been sought, and yet our marketing strategy resulted in the receipt of numerous unconditional offers far in excess of existing use value.

The bidding was won by a private individual who exchanged contracts inside seven days!
