Following the combined sales of Westerland in Kemnal Road, Chislehurst, and Telephone House in Church Road, Tunbridge Wells (representing a total of 67 units and purchase price approaching £9 million) to CALA Homes during 2002, we are gaining a reputation as the place to go if you happen to have substantial site to sell. We had actually been working for Southwark specialists St Aidan’s Developments on 163 Peckham Rye project throughout the lengthy planning process, but nevertheless were delighted to receive their instructions to sell the site last Autumn.
An unquestionable level of dedication show by St Aidan’s principal, and a personal commitment not to deviate from a preconceived vision, has resulted in a planning consent for the most futuristic scheme we have sold to date. Whatsmore, this planning consent happens to provide for 59 units, totalling nearly £50,000 sqft of net saleable space. All on a site that originally housed no more than a single Victorian Villa! Rather than openly market such an exclusive site, we were instructed to approach a limited number of major developers, all of which had been qualified in advance as keen purchasers with funds readily available.
Interest was unsurprisingly strong, but spurred on by their successful development in nearby Nunhead Lane, George Wimpey stood out as the top bidders. The sale completed in April this year, and although the price will remain undisclosed, it was a level appropriate for a project with a Gross Development Value of than £13 million.Back to News
