Acquiring sites in the open market is never easy, but we relish the challenge and the satisfaction upon completion makes all the hard work worthwhile.  Coulsdon agents Walter & Mair were instructed to sell a prime site in Kenley, with detailed planning permission for 12 town houses in the Autumn of 2022. We became aware of the availability of the site at an early stage, and introduced clients Gallagher & Richards Developments Ltd.  Walter & Mair received hundreds of enquiries from their marketing campaign, but our reputation, and that or our clients, went before us. We had acquired a property in South Croydon for Gallagher & Richards the year before and had several others under contract. The vendors had done their homework and knew of our efforts before we had the chance to tell them. Nevertheless, they weren’t going to make things easy for us. A strong bid was tabled, along with a promise to exchange contracts before the Christmas break (no mean feat considering November was well underway). Several other offers were received, but no other party felt able to conclude the deal as quickly. The vendors gave us the chance to prove ourselves. Gallagher & Richards literally moved heaven and ‘earth’ to get the deal done (including digging their own trial pits for the soil investigation because there’s never a JCB driver around when you need one). Contracts were successfully exchanged just a couple of days before Christmas, and completion took place as soon as the Banks opened in 2003.  Such is the pace of Gallagher & Richards thriving operation that at the time of writing, we have a member of our sales team deployed on site selling units that are nearly finished!
